Adele have changed the whole format of the report again. I promised myself I won't spend time on the next group project, angry!

In the presentation, the performance was not bad. All were Ok except some nervous.

We were Group 2 and I started to ask questions after the next group have finished their presentation. However, the attitude and feedback from one guy of that group was very poor (he sat in front of me), he thought I was embarrassing them. I recognize he is a typical Hong Kong student: afraid of asking questions and shy for answering questions. This is the weakest point of Hong Kong students. We can only learn more by asking questions! In fact, Hong Kong students do not want to know more except the tips of the examinations. They are so pity...

However, that fuxking guy has ruined his chance. I MUST ask him questions in all his afterwards presentations, let see how I embarass him.

So tired! Finished the formatting of the project report at 4 a.m.

What the hell!!! Not a real busy day but Puxxy Debbie visited New Jade and made me late to the meeting for tomorrow's group presentation!

Joined the meeting at 9 p.m. and Adele didn't like the format of the report because it was formatted in double-line spacing. i didn't give any comments for it but in my experiences, I have never submitted a non-double-line spacing report since I was a university student. It's too bulky for a single-line spacing report, it's not reader-friendly, just makes the reader's eyes tired and then mood-less to read.

On the other hand, she has already cancelled out all the animation effects of the powerpoint. It just waste my time.

Spent the night for the powerpoint formatting. Actually, I hate such animation effects as they will only detract the concentration of the audiences. Slept at 3 a.m. and so tired...

Noone complained about the poor air-conditioning, did they get used to that condition?

Honestly, the condition was better today and the chiller water was cooler than days before. However, we did nothing at all!!!! weird...

Finally, the maintenance staff got the conclusion... and now, our poor MSO, have to spend more than 1.2M for a new chiller plant... what the fuxk!!!! how come the landlord and leasing department did not gave us financial support??

You bought a Creative MP3 player and I bought a Motorola V3 mobile. It is the new edition of that model in black. It's cool but cost me $3,500... ooch...

Worked hard on documents today, finished amendment of 9 pages CCC Meeting minutes, temporary signage records, electricity usage reports etc...

Went to dinner with pre-MHV guys, 12 people, but I wanted to meet only fews of them. Happy to know that Billy is a PO in Savills and Stephen is now a PA in KS! Including Edwin, there are 3 pre-MHV guys working in KS, so exciting!

Today's lecture was about Shopping Center.

Learn many things especially the Ricky Yuen's Model of Shopping Centre Management.

Great lecture with a great talk. That's why he is the chairman of the Chartered Institute of Housing Asian Pacific Branch.

Back to work. I need a long vacation!

Not so busy on phone but busy on PC... wrote two letters to Hong Yip, one for replacement of floor tiles, another for rejecting them for inspection again.

The floor tiles were stained by their pipe replacement work in April but they have done nothing. That's why KS's people don't like HY's guys, since they are not professional at all.

Went to see the movie Fantastic 4 with you. It's not a heroic film but a comedy. It lacked fighting scene. This made the movie dull.

Luckily, it's rain...

Short hoilday for taking rest...

In the afternoon, I went out with Superman and bought an Agnes b watch to you.

Though mood-less, I still have to finish the Building Intelligence project... what the fxxk! What have Ivan done on the project? He just keeps copying, copying and copying... he wrote 13 pages of rubbish with tons of grammatical mistakes... none of us wanna correct it for him, but we have still to finish the project. I had spent fews hours to read through his crap and extracted some information... better than none...

He really drive me crazy!!! I've never met sommeone as "seven" as him. CRAZY!

Day 3 of chiller failure...

The source of 2nd hand chiller was still ambiguous and regional technical I/C went to APM (the latest grand open SHKP flagship mall) to discuss the possibility for replacing our crap chiller with those in APM. We will know the result tomorrow... let's see...

On the other hand, major tenants like SCB, 3 , Fancl, Smartone etc continued to put stress on us. Oh my God!!! Where is the rainwater? HK Observatory lies everyday! We have been waiting for 3 days...

After lending fans to SCB, they requested 4 set of air coolers today. How greedy they're! Man and I went out immediately to find air coolers but we couldn't find any suitable in Chai Wan area. Finally, my boss went to Heng Fa Chuen but I don't knoew if she gets the right one.

Got to the lesson late and the lecture was about fire services. I raised some questions about the condition of New Jade, quite useful ideas and we could try those methods... but all of them are more experienced than me, they should have considered those methods, did they?

It could be the busiest day for me in New Jade! 2nd day of chiller's death.

The chiller has not been fixed today and the head of technical services went to New Jade in this morning to inspect and discuss for the incident with by boss, our technical staff and regional technical I/C. They were still finding a replacement but a new one could cost us 7-figure HK dollars and a few months!!!! They turned their mind to the 2nd hand machine but it was still very experience (6-figure) because we need it urgently!!! The seller wanna "rob us in a fire"!!

We needed to spray water onto the air-cooled chiller coils in shift to reduce the temperature of the running chillers so as to increase the cooling efficiency and further prevent overheat of them. Nobody is excluded. 20 set of fans were also delivered from World Trade Centre for lending to the tenants.

The phone rang continuously and the complaints were non-stop, especially from Standard Chartered Bank and Fancl House. SCB didn't obtain enough chilled water supply as they are at the end of the chiller pipe (in: 16 C, out 12 C, about 2-3 C higher than normal operation temperature of the chiller) Luckily, I had our STSO Man with me. Anutie Ying was extremely useless when I was dealing with the representative Ms. Lo of SCB.

We could not lie to SCB anymore as the condition was very bad and critical. My boss didn't want us to disclose the fact to the tenants but we had no choice. As Man explaining the technical problems we were facing, Ms. Lo's anger was softened dramatically. She became considerate and willing to give us time for repair.

On the other hand, Fancl's problem was more difficult to solve because we made the tenant waiting for about 1 hour. This was our fault but... we really didn't have abundant manpower to serve all the complaining tenants at the same time... They will launch their complaint to my boss tomorrow... sigh...

We have to wait for 4-5 days even a top speed replacement is arranged... God, could you send us some rainwater?

I do learn something very important which gaining a precious huamn resource experience today. Actually, I have had a great lesson from my boss.

Mind the word of your speech.

CSA Ming Chai kicked ball twice after two days of his dayoff in July. I admonished and counselled him in the office and told him to express his sincerity to improve. After that, my boss reminded me to use the right words and attitude when I am briefing the staff, especially in front of other people. She heard that I urged Ming Chai to give some donation for the double day holidays. In fact I just sued him to express the right attitude of working. Maybe, she was preparing the bribe prevention seminar so that she was espectially sensitive to the use of word "表示".

She wanted me to avoid using the words which are confusing. I understood that she didn't want me to be misunderstood by others. She said that for my own good and actually "put money into my pocket". I will remember this and be careful in my words to prevent "disaster from the month".

Poor day! Hong Kong Observatory said the highest temperature of this year has been recorded and unfortunately, one of the chillers working for the Arcade for 17 years was broken down suddenly. holy shit! It was the second powerful air-cooled chiller in New Jade, it just couldn't wait until we replace the new water-cooled chiller in this winter and said goodbye to us.

Maintenance staff and the A/C contactor inspected the chiller and the only thing we could do was replacing it at the soonest. The problem can't be solve unless we dismantle and overhaul the internal parts, but it needs plenty of time...
